The book is a guide on the exchange process, addressing pros and cons, as well as fees and potential earnings.

Is there a book I can read or a podcast I can listen to that breaks down the steps for a rehab - starting with how to pick a contractor, how to prepare a SOW, what are the steps in the rehab (ie first you fix the roof, foundation , windows and exterior doors and then plumbing, etc.) , what work can be done at the same time (ie plumbing and electrical) etc.   

But it's difficult and time consuming, and despite David Greene's book, I do think it's difficult for a brand new investor to BRRRR in Ohio or Alabama from California =)

First, the book is excellent for anyone looking to learn more about investing in real estate.

A copy of these instructions will be included in the book I hope to publish this summer.I allow a few small nail holes without charge because that is ordinary for any occupant.

One book I gained a lot of value from was "Multi-Family Millions" by David Lindahl.

After guests book, I always ask them when they expect to arrive.
