A lot of first time investors in the state get blind sided by that fact.

I don't want to be blindsided by a high class investor who would take advantage of my lack of knowledge to make him more rich and make me worse off than I currently am, which I know happens all too often. 

I've seen it happen to many people who were blindsided by such things, from bosses/managers whom they thought were their "friends."

If you inspected the unit and he was told he would receive full deposit, but he later was blindsided with a $200 deduction, that would have made him feel you were taking advantage of him. 

I've spent the past few weeks learning more about them but I want to check my blindside by crowdsourcing my ignorance.

I feel blindsided as this is the first communication I have received about this matter; I always pay early or on time and they even returned my deposit after I concluded an 18 month tenancy in 2016.

This does not mean filing an eviction on an unsuspecting tenant and blind siding them with this.

Make sure you do your research before going that route so you don't get blindsided.
