Remember when land buyers pick a target, they have TONS of work to do getting that property from dirt to payday, so they know their purchase choices, and they have a war chest usually stacked up ready to go.

I have found it is beneficial to rent your smaller homes with the program and your larger homes (same number of bedrooms) in the private market.

I hear everyone though, buying a home for STR is the next step and it is the better choice.

So from experience I can't say it has been beneficial or not to our profit.

And frankly in many instances depending on the situation it could be beneficial for the owner to let it go.. as they are entitle to the overages..

My first choice would be a duplex but I'm also looking into single family.

I had little choice since I was financing out of a construction loan that had little time before a ballon.

Or would this only be beneficial if the house was in the businesses name.
