He is interested in REI, has good basic knowledge on REI and has more than enough saved up for down but hesitate because of current market, interest rate, rental demand, capex, first investment jitters, draw of stock market, etc, etc. 

From my basic understanding that I'm brainstorming this, would need to set up a new LLC for the Syndication That would own properties bought using the combined capital from the equity partners and myself.

It can make leasing a bit harder since you will have more vacancy when those come do but it will all be in peak season.With respect to the hiring decision, you would need to hire someone to replace you (perform the same functions you currently perform) so that you continue to work up the ladder (spending more time on higher value tasks).

While I don’t know their program or them, I’ve yet to see a mentorship program that cuts the time necessary to obtain the knowledge required; that has a monopoly on any tactic, strategy or technique that’s not common knowledge; and or that provides any ongoing “help” that’s anything but “basic”.If you’re not well versed in principles, finance, and law, either read books on these, attend college classes, or take a course(s) leading to real estate broker (salesman) licensure.  

All of our self-storage run at basically 100% occupancy except for our most recent addition.

I drove across town to one rei club meeting and paid $20 to hear a presentation by an appraiser that taught me nothing as it was very basic...was supposed to tell me what people are paying up for locally per the advertisement but he couldn’t answer that.
