I put a AO Smith 50 gal gas water heater in my own house (attic), but I couldn't have done that on my rentals as the cities require a licensed plumber to pull the permit unless you're the homeowner/resident. 

Get one with either an AO finish or a ceramic bead finish for scratch resistance.

I have also done aome reasearch on the rental market here and ot seems like there is a great potential for some good cash flowing peoperties, specially in low income rentals, but thats just my opinio.

Otherwise look into better quality LVT (something with an AO or Ceramic Finish for scratch resistance.

The mailing address on an AOM is typically just the return mailing address for the company who prepared the AOM.  

So like most people will probably say majority of your calls from a AO list will be landlords either on purpose or by mistake but they will likely be landlords. 

Does anyone make their AOS dependent on the approval of their investment partners?

(However, be careful, because you dont want to be known as someone who does not follow through on A/O).
