I use this type of system in a ten unit that I own because the cost to submeter each one was cost prohibitive I usually don’t include other items like wifi/internet unless it’s a furnished/short term rental. 

Items such as this that could be easily replaced by almost any LL at a very minimal cost, will turn into a $135 aggravation at best if you overlook it!

The only item I would suggest is double check the payment terms of the your HELOC... in particular, can you pay interest only or are you required to pay a portion of principle each month on the amount utilized.

Some people are sending supplies (clothes, other needed items like school supplies, food for humans and pets, etc). 

I think you will definitely want to talk to your lawyer because there may be items linked to this transaction you are not considering. 

The PM should provide itemized items of what was done.

The other business I run is reselling, listing items on eBay & FB.

A PMC is great to use not only for all these items but also really being a trusted source for vendors too etc.
