First mover advantage has made me a lot of money over the years. 

And from that data base we ONLY direct mailed those we could not get on the phone.. in those days we had to use the reverse directory.. so it was very laborious.. it took over a year to gather 10k leads from the OR CA border to Just south of Tacoma WA.. 

I need to replace my 2007 Toyota Tacoma with a newer work truck but I don’t have a credit score that will offer lending to purchase that truck.

A deal isn't a deal until everyone signs-  you guys negotiated and a deal was never reached.When a tenant signs a lease, hires movers, pays all the move-in costs - they are accepting the unit in the condition it is in.

There is protection from some of the things they tout, but I believe it is not necessary for the vast majority of investors.If you look at the truly big movers and shakers on this site, Brian Burke, the DeRosa group, etc. you will find none of them use this kind of a structure. 

Dear Community,I recently purchased a house at auction in Tacoma, WA.

The op is of Seattle, and every little surrounding city has adopted their own set of rental laws(many following and based on Seattle, Portland, Tacoma, etc.  

Also thinking about visiting Nashville to check out properties and neighborhoods.I've also looked at Washington state, but only houses under 500k are in Tacoma (56% owner occupied).
