Appreciate the follow-up Nicholas ...We started down the road of involving an agent, but it's premature to be looking at the listings being sent if we haven't pieced together how to structure the finances. 

There is honestly a bad HVAC balance problem, but it's more something that I'm worried about wearing out my air handler super prematurely than something that they can't adjust to make their stay comfortable.

These provisions will force me to sale my assets prematurely for a loss or will force me to distribute them where I will be subject to taxes and penalties.
