I have experience with Quickbooks Online (Intuit bookkeeper), Xero (ProAdvisor), RentRedi, BuilderTrend and more. 

I am taking a salesperson license exam this year to get into the industry and use these commissions toward closing costs.

Also, I would think there are other DSCR options out there that might not require you to bring so much cash to the closing table.A lot to talk through so it is difficult to give an answer in an online post, but if you want to discuss it more by phone I can try and help any way possible. 

The counties themselves take 2-4 weeks to record a document online.

I'm in the knowledge gathering phase - more time I spend here in BP and other online sources, more I am realising there is a lot more to this than simply buying something off of redfin and renting out

More and more I see buyers look online, drive out to the house, and then while sitting in front of the house, CALL. 

These firms with large online presences use fear mongering techniques to sell services without ever fully explaining how their entity structures actually benefit the client.
