We had a discussion about the costs I have endured and the low ball offer to cover expenses for going 5 months past contract deadline but haven't heard back. 

My brokerage sends a weekly rate sheet for typical debt sources for multifamily and commercial assets (bank, agency, cmbs).

There are wholesalers in every major city in the country and they are buying at 70% to 90% of value all day long, every day of the week.

It took 2 months and 1 week, including unfurnished and furnish (so from guest out to guest in was 2 months and 1 week).  

I find that the best deals on the market are usually newly listed (less than a week on the market) and usually the deals that haven't sold have significant issues with them.What are the reasons that you think homes sit on the market for a long time and how do you navigate the issues to make a deal that works for you? 

I’m thrilled to announce that I just closed on my first investment property within one week of joining the BP community!

The management companies & local investors usually lease places up within 1-2 weeks max (depending on if you want to hold out of higher rents) How would you think about leasing these out? 

Wanting to evict them are a tenant is late for a week or waiting months of non-payment to start the eviction process.

If this were a Real Estate secured note,  a note broker or flipper might offer you up to about 65% of the remaining balance whereas an investor who is building passive income streams week offer up to about 90%. 

I am currently contracted to a large major energy company and I work a 2 week rotation in West Texas, so two weeks on and two weeks off.
