They keep the best deals and wholesale the marginal ones.You can get angry with those of us who aren't all Ra Ra telling you this is easy and you should just go for it.

While this thread may be negative (for good reason) at least we hear something positive from an investor rather than the standard substance-lacking ra-ra we get from our friend from TX.Also hope what William said was true that they are listening. 

If you form an LLC in the state where your propertie(s) are located, which is not your home state,  can and should you serve as your own RA?

Contractor r a handful to deal with u have to stay on top of them.

Eventually my brother quit his day job and did flips as well as a couple of other businesses full-time (I mentioned he's an RA, he's also a professional photographer, and started an RV rental company). 

I was waiting for someone from Texas to come and defend their great state.but unless these issues were brought up  and it was just another ra ra thread for a market this person could have gone to texas got with some flipper or TK company that simply will not divulge the foundation issues and soil issue that are prevalent and real in that market..

This has to be hands down the most wealth of RA knowledge I have seen in one centralized location...Awesome site!  

Some states require that the RA, be an address (not PO Box) within the state that the LLC (or other legal entity) is registered in. 

The RA receives legal notices for the principal of the LLC.
