I'd be looking at multiple structures. we try to build below the average new build cost in our market in Columbus Ohio which is 515,000 last year and we target land 40-50k and urban core adjacent where we get higher price per square foot. we build for clients with margin around $190 a sq ft depending on multi or single. we can get that down in our triplex it's a little higher on our single family homes because of garages and limited economies of scale. hope that helps. idk Philly but if you show me the area and styles of homes I can give you some more insights. 

For example, buying a triplex and converting the garage into a four plex and converting it to an Accessory Dwelling Unit.

-There is more rental income potential because of the large yards, by having a tiny house/renting out the garage/etc. 

With modern technology, it is essentially not needed.

There's also a detached two-car garage and workshop.It exists in kind of a twilight zone between commercial and residential. 

HUD does not factor into the rent other amenities that might be included in the rent such as garage, basement, fieplace, central air, pool etc, that might command higher rent in the non-Section 8 market place. 

Her husband is on lease still, if I give him x days couldn't he just go take all valuables in that time frame it just sucks because I can't separate them from the apartment because apartment is full of stuff, basement is filled and garage is filled, like I said he is having a dumpster dropped off Tuesday,, so I'll have to allow access
