A couple of years ago there was an excellent long article on BP about all the things to look for and ask when interviewing property managers. 

NOTE: most property management software is designed so that any building with more than one unit is categorized as a multi-family property.

Try interviewing at least three managers.1.

Its really just management of the loans.  

We are working with our property manager getting everything ready to go- we are just a few weeks out from going live (fingers crossed).

Before moving out, test different strategies, automate management (smart locks, cameras, cleaning services), and decide whether to self-manage or hire a property manager.

On the journey, I once sold properties that were 30 minutes away as being too far, and also managed some properties that were 200 miles away. 

I own a duplex with my husband and have been self managing the rentals (one is MTR and one is LTR) under my LLC.

Neighborhood selection, property management, tenant risk, and rehab surprises can make or break an investor.

Alternatively, keeping the properties offers long-term equity growth but with lower cash flow.Ultimately, weigh your ability to manage future cash flow, your risk tolerance, and your long-term goals.
