Due care, loyalty, honesty, confidentiality, good faith, disclosure, etc.He's right that agents ask for buyers to sign a "Buyer's Broker" agreement to ensure that if the client buys a property, that they will buy it through that agent - the agent who has most likely invested significant time, effort and expertise with no assurance of getting paid.  

I will definitely consider this approach, and I agree building relationships is really important to build trust and loyalty.

You need to check loyalty factor with the books and see how long the tenants have been there and if they pay on time.

I left a description of details from the broker at the bottom of page in other information, it’s crazy under rented and I believe because the tenants have been living there for like 10 years , and the owners feel some kind of loyalty to not raise the rents 

Many investor agents don't expect loyalty, but do expect loyalty to a property we present.

This era we live in everyone wants everything for nothing, loyalty is out the window and price is the driving factor.

But maybe you feel you can get a better scoop on the place, and don't have a huge loyalty to any one realtor. 

You do have a great chief of staff now with the best work ethics, skills and loyalty and also have a responsibility to take care of them financially.

If so how long did this take to you decide. i do not want to undermine a fellow agent but my loyalty is to my client and believe I need to do whats in their best interest.   

Any broker bringing me a deal or a rehabber ( and I have many) they get my loyalty unless they prove themselves incompetent like a few of the BP folks that I met and funded.
