To me, it seems like this story is representative of where we are in the cycle:1) We have a highly paid celebrity, who he himself says has a history of poor money management skills, leaving his job to start a turn key real estate business despite limited experience in real estate investment, running a business or construction management.2) We have generally high real estate prices and low yields pulling an inexperienced operator into locations reserved for the experienced.3) We have masses of inexperienced investors throwing excess cash at anything promising higher returns than they can get in the bank, bonds or S&P 500.  4) We have ruthless operators who are happy to take advantage of these inexperienced investors with excess cash.I feel very badly for Clayton, and everything I've ever seen from him suggests that he's a good guy who got in over his head with some bad actors - at least that's what I want to believe for now.

Many lessons have been learned firstly is you can’t be too nice or trusting and second is, don’t wait to figure out the refinance and cash out process and until you are almost done with rehabbing the property because currently going through a very lengthy, cash out refinance ordeal at the moment as I’m trying to get financing terms finalized as we speak.

I think this is especially true in the context of current alternatives like the stock market, which trades at 30X price to earnings (a "3.3% Cap rate") or 1.6% dividend yield, bond yields which are far less tax efficient, and private businesses, which are far more active.
