I imagine, the response rate will go down a ton if we have the opt-out msg. 

My lease says they are responsible for lockout costs.

Hi Bruce, i'll start by saying i'm a mortgage person, so please understand the context in which my response is coming from. you'd need to create CC&Rs/bylaws and establish an HOA in order to do this.

@Paul Cijunelis  thank you for this response Paul, well I firstly got interested in CRE when one of my high school teachers told me about how he does it and that kind of started my interest, I really love CRE because I've noticed it's a very lucrative and risky business like high risk high reward, but not just that I really love seeing a bunch of properties being brought back to life with renovations.

Racine is difficult to work with (No direct contacts just general email and voicemail inboxes) but Kenosha is very responsive and easy to work with.

I would also send the insurance company this same letter and tell them they are going to be responsible for the cleaning and repair cost.

I've just  been brushed it off for a while as I continued to build a portfolio on own, and wanted to continue to gain more experience before going down that road and the large responsibility that comes with bringing in other peoples money into the investments.
