I have buyers from Singapore and Israel, they are both ready to buy a good deal...on the other hand my "Hard Money Buyers" are having a hard time getting the lenders to lend. 

Germany is good but i preffer in a place closer to Israel.

I am currently living in Israel (dual citizenship), so I am required to report taxes to the US and Israel.
