Use the partner to scale, not the refi, split the cash flow according to shares dictate in your operating agreement.There's multiple ways you can approach your situation; I just wanted to provide some fresh eyes from the outside looking in!

I would recommend working with a TK provider that has options for you to diversify in multiple geographical locations. 

One challenge was managing the renovation timeline while coordinating with multiple contractors.

As an agent, I've worked with multiple wholesalers, novations, subto, etc. 

Look to other members suggestions and, definitely interview your Realtor choices before going headlong into an agreement.

You can also diversify and acquire multiple asset types.
