One of the articles on here discusses Warner Robins as a strong market, so we’ve been looking there some. 

I am wondering if my first steps (past the education part) is to build a network of people who know, like, and trust me through posting content like newsletters, articles, podcasts, doing webinars, going to events (aka build my brand), or, should I first find a deal and then raise capital?

if i were you i'd try to network my way to one, not Internet my way to one. 

Look at the articles of incorporation.

Computer or Smartphone, an internet connection, a blank Purchase and Sales Agreement, and Assignment Contract, an investor friendly title company or lawyer(depending on which one your state uses for closings), a bank account..

I've even paid for a subscription to have limitless access to all articles on multiple of these websites.
