So I said all of that to say... lol, Yes, I think you can absolutely find a PM that would help answer some questions, and I hope you find some kind individuals. :-) All the best!  

The issue is not the contract, the issue is going to be enforcing the contract, the individual who was selling this could hold this up for years and cost you tens of thousands in legal fees, and then they file bankruptcy and stall it another 5 years.

I really don't know the market there well enough to guess the definitive answer but I know when I break down the data in my own market, I see a wide variation in price trends in the individual price bands.

Personally I like 1 savings and 1 individual checking for each property.

So the question becomes based on their individual and personal tax situation what is the estimated tax burden they'd save? 

For individuals with full-time jobs in other industries, meeting this threshold is challenging unless real estate is a substantial focus outside regular employment.
