Turning your little green houses in to large red hotels.

I see 3-5 as a fad.Fractional ownership - way to much overhead for these to be profitable. think "timeshare".STR in non traditional markets - running a STR is a business and real estate, boils down to location location location - who would want to go to a conference and stay in a STR vs. the hotel where the conference is at, most businesses pay for this I do not see why.Mixed use with green - this has been going on for years- it will continue but it is also more expensive to build - which means higher costs to use.Not trying to be debbie downer, I have seen these attempted to be done in the past and they really have not been successful.I do really like the BTR model though as I continue to see that as a very good option in the future.

Book a flight from Portland to Orlando rent a hotel and car and go to the planning department and building department in person and get to the folks that were running the permit and discuss paths to completion..

I've had one recent multifamily deal in Florida exit with a 32% IRR and one hotel deal in Atlanta refinance and return 110% of the original invested capital through dividends and the refinance and the hotel continues to make regular 16% distributions.  

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

Do you have any suggestions on finding a mentor in real estate with the stock market and other ventures I have been apart in it just happens, I talk alot especially on vacations to really nice hotels.

Or go the motor home route. ( wife does not care for the motor home route though) Or just do what we do now.. fly to where we want to fish stay in hotel and hire a guide !!!..

Hotel grade furniture will often be sturdy, but less aesthetic. 

Plenty of opportunities if you price your place correctly and you offer better options then local hotels.
