I am currently living out of state so I have hired a property management company to handle this task, however, my home is still sitting vacant with very few prospective tenants.

There is typically one or more heir that feel he or she deserves more then all the other heirs because the took care of auntie or uncle and  hires an attorney to contest the probate.  

As of now, I'm still up in the air...no major results to justify an overwhelming positive review yet. lol 

If managing it yourself feels unsustainable in the long run, hiring a good property manager could give you more peace of mind.Since a 1031 exchange or like-kind replacement doesn’t seem to be a good fit for your current situation, you could consider a HELOC if you need to tap into the equity for other investments without selling the property, although rates are high so this would eat up your cash flow.

I hired a surveyor,  engineer and ran through the process with the city myself.

It depends on who you're hiring but that seems fairly standard.  

Granted there is a cost in hiring an agent, Having someone analyze each deal with localized knowledge is worth its weight in gold.
