Buying a mobile home to place on your land can be a great way to generate rental income, but like any investment, it comes with pros, cons, and key considerations.On the pro side, mobile homes are typically more affordable than traditional single-family homes, meaning lower upfront costs.

If you are using STR, REPS, or self rental with material participation to convert to active or nonpassive income, you do not have to do this if you have passive business invesment that produce passive income that will exceed the loss generated by depreciation.

For example college rentals generate some of the highest ROI of properties I come across in New Jersey but it depends on the school and location of property.

Contributing to a Solo 401(k) or SEP-IRA can reduce taxable income, and Section 179 or bonus depreciation lets you deduct equipment costs upfront.

When considering 'break-even,' cash flow is included...it's the overall ROI that the property generated for you during your ownership.
