I encourage you to interview property managers to determine what their approach looks like when managing properties for an investor who does not reside in the market where the property is located. 

One thing of encouragement is I have many personal friends and clients invested in Western and their values are up almost 300K with larger rent increases as well so I m hoping you have experienced the same results!

I have to admit the idea of OOS investing is a little intimidating for my first property, but your encouragement might be just what I needed to get over that self-limiting belief.

That takes a lot of effort.I'd encourage you to start thinking bigger.

The best thing this community can do is encourage your son to run far away from a subject to deal.

If they notify me they would like to leave does that encourage a sale?

  - Outside of that, I'd encourage you to visit cities you are considering investing, and get on the ground even for a weekend.
