As a landlord you might want to go with a cheaper "named perils" policy instead of a comprehensive homeowner policy.I guess the good news about your HOA fees is that you're not being hit with an assessment in addition to higher fees. 

@Shafi Noss Improving the land would be the simplest since there's already a driveway, electricity, and an old water well that needs to be jetted again.

I do BRRRRs mostly and still can hit what some seem to think is hard to find—the old 1% rule. 

I wouldn't hit the panic button just yet.

Smaller or less diversified areas, on the other hand, could struggle with the double hit of reduced tax income and rising costs. 

I will hit similar numbers on each project.   

The dynamic pricing for the OTAs has been hit or miss for us.

Activities that deal with electrical or plumbing should be outsourced to avoid more expensive issues unless you have some prior experience with the simpler repairs in each.

Updating pipes, electrical boxes, roofs, appliances, etc.
