Sorry if this sounds jaded, but it is the reality of the situation.

I am totally jaded from doing this. 

I may be jaded though as contractors are getting $250-400ft2 in my market, and people are paying hundreds of thousands on just their kitchens.

The last 36 month frenzy of quick and drastic appreciation combined with historically low interest rates often jades people into forgetting that RE is a long term gain, and time in the market typically reaps more rewards than timing the market.

@Jade Parker - I would suggest contacting several local title/closing companies and asking them for a simple purchase contract form.  

Howdy Jade...I'm next door to you in Augusta.We've filled rentals for our SFH's in October/November but come December applicants tend to focus on the holidays and, often, in January they're too broke FROM the holidays to consider moving.  

Getting very jaded with trying to do as much as possible myself.

@Jeff Rabinowitz You are absolutely correct ... though in my jaded experience, a tenant who tells you on the 12th that they plan to move out on the 15th, is not likely to actually be out and have the place "broom clean" by the 15th.
