When it comes to tax time, Baselane has a feature to download the tax package needed to easily send it over to your CPA. 

I would suggest selling all as a package, many investors and people look to house hack are looking for Multi-Unit properties. 

Embedded in that software are accounting packages to manage the property. 

As mentioned your biggest challenge is going to be selling the package at/close to same time. 

My question is  can the buyer of bank notes, requrest the origenal loan package and if applicable loan modification files as part of the note purchase?

At the time my only issue was their loans appear to be backed by wall st.. so the closing docs were enough to kill not one but two trees and took way more time to sign the  whole package then I like to spend signing closing docs :)  But thier fee's and rates are hard to beat. 

Quartz countertops, fully tiled bathrooms, higher ceilings and doors, LVP flooring throughout. for us its upgraded appliance packages NO micro above the drop in stove.

Just looking for other options to get started with the combo package.  

Based on personal experience, I would add assuring the lender is specifically authorized to perform an on-sight property inspection, at the lender's discretion / convenience. 

I offered them asking price on all of them as a package with 50k down, amortization for 30 years and balloon out in 24 months.
