If you lease doesn't explicitly say that it is under  the VRLTA, since the property is in the Commonwealth of Virginia it would fall under Common law.  

But at least I'm near the most expensive mall in western Pennsylvania and in the 55th best school district in the Commonwealth (with no kids).

RUBS is not allowed in the commonwealth of PA so I would need to sub-meter to pass that expense along.

But it seems the attorneys need to justify their fees and the extra steps it takes to close a transaction here in the Commonwealth, so we have arrived at a point where there is a "standard" P&S followed by an even longer rider.
