I then proceeded to 1031 exchange from the single family business model to the Multifamily business model with an initial goal of simply replacing my W2 earnings of $80,000 combined family W2 earnings, as a teacher, working 60 hours a week at a Catholic School and a few evenings a week as an adjunct professor.Now I have traded in that equity and now have $10,000 per month or $120,000 per year, through the power of the 1031 exchange and am OUT of those escalating HOA fees for the most part.
