Wells Fargo is literally injecting $30-40,000 in rehab to flip houses throughout NJ/NY/PA.  

This is the part of real estate investing that make you experienced and wiser (and "poorer" - if I can inject some humor).

Investors tend to not spend enough to acquire their first deal, not working based on numbers and calculations, injecting emotions into your marketing instead of data, quitting too early, and just not putting in the time and effort into learning paid traffic.Now I'm guessing you don't have a large budget to work with, so if your only spending $100 a month on AdWords, don't expect a deal or even a lead for a while.

If not when it comes time for a new roof or furnace you are going to have to inject more money into this house to keep it going.

However, in CA, going into commercial requires a large capital injection at the beginning, even a small Starbucks site sells for 3.7 million.

If you suddenly inject close to $1T into the US economy and it is done efficiently (not by the government) this will have a huge impact on US growth.

Many new homes now come with termite and insect injecting ports along the wall keep them further away......

Perhaps if I'm able to pull out that money invested into the reserves at the end of the 12 months because I was able to inject rental revenue into there, then I would obviously not include it.

Ideally, would not like to inject any additional capital into the deal.

I don't buy into the whole getting money injected into your bank account basically on auto pilot.
