I also think the site itself has a 1st mover advantage in the niche.   

Most realtors worth their salt are already going to have investors they are working with, you need to establish yourself as a mover/shaker in order to get a realtor to actual do work for you.They only get paid if you buy, and there are WAY more newbies who kick tires than close deals. 

It seems like a small thing to major movers and shakers but we will again have a reset or worse, crash, from a thousand little pricks.

D class neiborhood is very hands full management, and your PM doesn't risk if you have to evict the tenant: you pay lawyers, movers and whatever else it might be to get rid of such Tenant.

It's very much an up and coming area; a lot of young movers and shakers are coming in and setting up shop in its rustic charm, investing in the local businesses and culture, and it seems like the local government is riding that wave, investing in public areas and roads.

The dealer says his mover charges $500 just to give the estimate....The house is already assembled as a display house so it need to be deconstructed,moved and reconstructed.

Not sure if this is a wise mover or not.  

I'm really thinking about beginning to look in Aberdeen and grays harbor.
