There is a guy on youtube called AI Williamson - Leading Landlord: Cracking the Code: Analyzing Mid-Term rentals in your local travel Nurse Market.

I just come across Tarl's video of explaining his updated house flipping spreadsheet using Google sheets.

Fiverr and upwork also for SEO or for youtube etc. they backlink to random sites overseas and get overseas subscribers which really do not help you IMHO.

This will bring you to the spreadsheet as well as the video on how to use it.  

I am still researching this, but I did find an interesting video on youtube about it, guy named Clint Coons.  

I would recommend an unbiased party (not anyone on the agent’s team, maybe an experienced local investor) do a video walk through of a property you’re considering an offer on if you can’t see it in person.

Two days go by and I wake up to a text message from my tenant of a video of the basement flooding with an active leak at 6:50AM.

And what is the mix of guests (couples, entire families with kids, grandparents, parent visiting college students, hikers/water sports, college football fans) maybe theme it to what people think of when they go there or provide things that would enhance their stay (paddle boards, video games, theater room, kayaks, really cool beds that have slides etc).
