I have allowed a suspected slob to go month to month after the lease is up and then done the 30 day notice to move after verifying the place was a wreck (and taking photos) while repairing an appliance.

I think it was on the news last week where a lady order something from a company, and they were late shipping it and she post negative remarks on the Internet about the business, and they bill the amount in the agreement, and she refuses to pay, and they wreck her credit, and now she is crying because she did not follow the terms of services.

Even if you spend 15k into that masonry, that's nothing in my experience, I don't see you do anything wrong LOL I was confused before on what was the issue :) other folks has serious problem like 250k student debt lol That does put it into perspective truly, but for a newbie on my first deal It's not very clear whether I'm headed the right way or if this is a train wreck I should jump from.

The best deals will probably be complete wrecks that need full rehabs and maybe a few fine/liens mitigations but if you're willing to put in the work and not just go for the easy ones you can hit the 1% rule every day all day.
