@Adrian Moreno I highly recommend you outsource something that's simple and time consuming like this.

Compared to a 4 plex, a 4 plex usually will cash flow better than a duplex but management of that type of property is generally more time consuming than a duplex.

Lots of consumer protection laws. 

Residency will consume you and if you do have any time off, the last thing you will want to do is swing a hammer. 

I'm extremely skeptical that consumers are going to be on board to willy nilly provide the passwords to all their online bank accounts to allow it to happen, however.

Hard money lenders don't usually do consumer loans because of the huge compliance required, that's kind of strange.

However, some are very time consuming and produce limited results or can be expensive.Now this might not be for you, but there is a far better way to reach this people relentlessly month after month until they are ready to sell.
