There's a bunch of guys who can close all cash and their names pop up frequently in any market. 2) The Golden Deal. 

Thank you for your time,MoosaHi Moosa,I'm in the same boat in determining that now as we've been priced out here in South Florida (currently have 3 properties - a house hack duplex, a long term and a short term vacation rental) I'm also starting my education on that with David Greene's "Long Distance Real Estate Investing" which is referenced on BP quite frequently, so that's probably a great first step. 

I also frequent the properties to check up on the property and sometimes they allow me to go in and check out their apartments as well.

HML - You have a challenge here:  If you are looking for hard money to purchase with the goal of refinancing, you will (frequently) need to show that you can refinance.

I saw some posts from a while ago about the app being overhauled. Has that happened? It crashes all the time for me. Do you need some crash logs?

Actually interesting rate is following 10 year T-bill so the interest changes can be more frequent.
