From a real estate investors stand point has anyone ever heard about becoming an unlicensed real estate agent assistant?

Those unlicensed people didn’t care because they were never going sign plans.

You are likely working with an unlicensed handyman & / or fly by night Craigslist type which comes with a whole set of additional risks & unknowns.

They give your contact information directly to the Division of Real Estate so they can fine you for unlicensed activity...

Operating as an unlicensed property manager is illegal.

The way I understand this is if you are collecting/managing for yourself this would not be a violation.If you did this unlicensed for someone else, you need to get a licence to do property management.You probably want to talk to a real estate and asset protection lawyer to see if this actually gives you any risk reduction and then ask them if it is legal at the same time.

The Agency is well aware that unlicensed “wholesalers” are rampant in our jurisdiction.

By having a tenant which is likely unlicensed to do the management, what message are you conveying to the other tenant? 

I didn't authorize this and frankly am concerned that plumbing work was performed presumably by someone unlicensed.
