Driveway is mud and hasn't been re-stoned in 5 yrs.

Who has a property that is so undesirable that it can't be sold?

I poured the concrete, framed, did the plumbing and electrical, windows and doors, drywall, mudding, paint and trim ,shingled the roof, installed the flooring, iv built custom cupboards and made this a completely built by me property paid in full.-3 bedroom, 1bath, bungalow no basement-1100 square feetTotal cost = $24,000 and counting (small things to finish, maybe $3000 depending on quality of material)currently rents for nothings (primary residence)-Projected rental income $1000 tenant pays utilities What made you interested in investing in this type of deal?

I am usually a fan of investing closer to where you live, but if your area is expensive, undesirable or has bad regulatory environment, I can see looking at another state. 

Raised foundation, easy access to pipes, using half of the mud room in the back of the house. 

I love mud rooms and make a sharp looking but inexpensive bench and coat rack.)

There are piles of trash, piles of unwashed clothes, mud on the walls, etc.

Looks like your water is through the  City of Houston, not a MUD.  

This has historically been Real Estate, but with large swaths of  CRE being seen as undesirable at the moment, much will continue to be  pushed into residential.
