Good evening @Marty Howie,I have done several BRRR's for myself (currently living in one as I remodel).

For cost reasons I called it a remodel rather than an ADU.

While this initial policy allowed me to secure conventional financing, I'm now in the process of planning and executing renovations to enhance the value and appeal of my home, with the goal of switching to a different insurance policy after completing the remodel and being refunded the unused portion of the escrow.

After that, be patient and repeat the process when you can.The condo we moved out of got a remodel.

Are you looking to buy fixed up with tenant or buying, remodeling and then placing a tenant?

You hear the stories of cement in the toilets and holes in every wall simply because those are the outliers.  

Our plan would be to have the seller evict them, take out a short term loan to remodel the first side quickly and live in the 2nd side for a year all the while slowly remodeling the 2nd side as well. 

If you pick a bad tenant in any state, it's going to be a pain to evict them and when you do, they can always put rocks down your toilet or cement.
