Often they will keep the users around more then friends because users will fill their head with nonsense and lies (sugar coating s*it) and they tend to suck it up like a sponge.

Invite all the agents from your office, all the agents you know and have dealt with previously, and all the brokers that showed the property initially.As for the smell, a fresh coat of paint and a thorough cleaning of any rugs/carpets plus the kitchen area will help.

There are garage floor coatings that are almost indestructable , there is a system for thinset concrete finishes .

The siding will hold up fine if coated well and caulked.

Thicker grass would be nice, but I am not sure it is worth doing sod.

The timeline I padded a few weeks just to make sure if anything pops up it can be taken care of within the time frame, but the rehab coats are low because this house need very little work.
