@Allyssa Mccleery - I completely agree with what @Arthur Lyons and add that at least from what we've been seeing in the Tennessee foreclosure space is that there have been a definitely trend in the number of foreclosures diminishing and the number of new people wanting to buy at the courthouse.

There are other means by which you can and should mitigate short term and long term risks in case your projections are off (for example, forced appreciation), however you lose your ability to practically perform most of these methods when you invest out of state so that your ability to asses and mitigate risk is greatly diminished.
