my issue is that my large fingers make it tough for me to write in my telephones keyboard, so I've learned to speak into it so that is types what I want to say.you said something very important, you trust your gut feeling and would rather rent to people who you can speak to, so my advice, focus on that.

Hello and was wondering if someone has input regarding the taping of telephone conversations with investors, banks, buyers and sellers in states within the 12 state requirement, involving consent of all parties to a conversation or does investing fall within the "business telephone" exception rule which generally allows monitoring of calls and taping over an extension phone which is both provided to a subscriber in the ordinary course of a telephone company's business and is being used by that subscriber in the ordinary course of its business?

In 1995, the California Attorney General issued an opinion (78OPS CAL ATTY GEN 71) that stated a real estate broker can pay a commission to an unlicensed person for providing the name, telephone number and address of a prospective borrower provided that the unlicensed person did not obtain the information in the course of soliciting borrowers or lenders on behalf of another or others.

The types of expenses we are grappling with are subscription costs (to things like bigger pockets, loopnet etc)software (quickbooks, property management)professional fees (accountants and lawyers)advertisingoffice costs (telephone numbers, web hosting)Obviously the more properties we ultimately own the less these overhead costs will be an impact on expenses for any one property, but as you start with your first property, these expenses could very quickly wipe out any CoC ROI.
