I have done most of the work myself and have accumulated a lot of talent over the years and we have the resources to start this venture. 

I pay on unit prices now and just hire a super/retired individual to teach employees if it's something new, that way i keep talent in-house.

Makin successful friends is a talent and of course a blessing.

You might want to partner with one as a junior partner, and let them introduce you to the right lenders for your niche, good local realtors who specialize in investors, and if you're lucky some affordable but talented contractors.If you want a recommendation on a good realtor in Baltimore, I can provide one.
