Lenders are having a bad time right now, if they survive this market, they probably have a firm understanding of what they are doing.

Is there a vine you could plant that would grow over the chain link fence that would survive in the area?

As I understand it, anything built pre-Katrina that survived had a new roof put on about 20 years ago, but from Google street view it looks like a lot of them are metal. 

I think the best operators will survive and thrive, but a lot of other owners will have to make some tough decisions.

Well let me say this, if you can withstand this downturn by preparing for the harsh winter like squirrels do with nuts, you can survive this.  

That is key to survivability.

@Patrick Liska  PA DOES have state inheritance tax, and it applies to PA real estate, even if owned by somebody out of state, like NJ.  0 percent on transfers to a surviving spouse or to a parent from a child aged 21 or younger; 4.5 percent on transfers to direct descendants and lineal heirs; 12 percent on transfers to siblings; and. 15 percent on transfers to other heirs, except charitable organizations, exempt institutions and government entities exempt from tax.

As you can see the depreciation cycles have been shorter and smaller but should not be ignored.It is important that an investor is in a position to survive a depreciation cycle.
