Stay away from the condos as they are going to continue to have higher HOA's and insurances going forward in Florida.

They love having the short-term rental properties since that gives them a spot to stay while they're in town! 

and likely to stay far longer than the tenants who are more transient.

I am in a 1031 ex and honestly overwhelmed with deciding to stay in Los Angeles or move to Phoenix AZ.

We have a couple of exterior photos.Every STR we have stayed at without exterior photos was dumpy.

But it's tolerable if you stay on them and just expect that things take time.

If we buy in 25 we could rent it out to others first bc theya re required to stay in a dorm the first year.

I look for liens that will be removed or that may stay, ownership history, platting, zoning, exit strategies, cost & profit analyses, and above all else; I physically look over the property.
