It’s exciting to hear about someone building a 100 unit apartment, and definitely helps you think bigger and realize possibilities, but I could have spent that hour with my nose to the grindstone driving for deals or networking with others at an event, who have similar goals to me.

It’s price has nose dived way faster and further than I believe it should have.

You know it’s there, somewhere.If you have a 700k ARV property, you can offer anything you want, but I bet you still smell a deal even if it doesn’t meet your 70% rule.Follow your nose and the actual numbers.

By doing so you are probably cutting off your nose to spite your face by not solving the issue... because now you risk losing income to vacancy when a call to pest control could have prevented the problem.  

The question isn't what is the best loan (still researching that) but what are the repercussions (other than noses bent out of shape) for shifting gears in the last inning and going to another lender.

Again, Tesla is the greatest example of this I can think of, what investors accepted for a P/E was absolutely bonkers but Cathie Woods was barking what a great value it was at those nose bleed levels.

I'm talking head down, nose to the grind stone, geek out sessions where we develop in depth and thorough spreadsheet checklists and systems for data organization.
