A lot of work for smokers!

For example, a yard to have parties, grill, or do whatever,4-6 roommates (fraternity or sorority love this), no one above or below you, etc.

We give higher points on our screening if their income is 28-31% of income, we've found that to be our sweet spot of high enough to pay but low enough to stay put awhile.We look at a lot of other thing sin screening, like address history, landlord references, smokers, how often they move, how stable their income history is, if they have a bank account (most don't), criminal, etc.

Both previous owners were smokers, and it wreaked badly initially.  

The MLO should grill you about all of this, if they don't the underwriter surely will.What is the intent with the new purchase? 

I bet @Theresa Harris is right, specially under what it seems to be a front porch either a BBQ Grill on a rainy/snowy day or tight nails.On wall sheathing(plywood behind walls), I find hard to believe that a siding done in 2018 would not have sheathing, you may be missing pieces here and there.
