I know nothing about this particular company but transactional funding is very useful for wholesalers in areas where title companies will not perform simultaneous closings where your buyer comes to the closing table with the funds...but you must have a buyer lined up in advance just as you were to have a simultaneous closing.

The only difference being, instead of doing the simultaneous close, I actually provide him the funds to do a double close (his title company won't close with the end-buyer's funds).

Jeff is right, you're going to have to put it under contract and then assign it or do a simultaneous closing.Legally a licensed agent can't pay you a referral fee unless you are a licensed agent as well.
