Have a sharp focus on seller leads from the beginning and then develop a plan to attract them to contact you.

@David Sharp you should connect with a architect prior to just a general contractor.  

Nail holes in the trim were filled with caulking, maybe, the drywall texture was as consistent as the weather, apparently there was no more paint on earth, a nice sharp cut tile nosing at a bath tub.

Then again, if the agent "wasn't too thrilled" as opposed to simply telling you "no way" in reaction to your proposed contract, they may not be very sharp.  

And I personally know some of the BOD of Realty Mogul and they are pretty sharp folks..

I typically work with Jonathan Agee at the Hagerstown Branch, who is a sharp young guy who is really responsive and attentive to detail.

he's a super sharp guy in a very competitive industry, and got his @$$ handed to him by a "professional tenant"...I got the whole story over some beers one night, and California has some LL/Tenant laws that are just plain idiotic.
