BTW FurnishFinder comps I've found tend to be on the lower price point (and less desirable décor usually).

I know that the property taxes are some of the highest in montgomery county and that this is not a desired characteristic of a market that is supposed to be good to invest in. 

Recently, my property manager informed me that a tenant's attorney contacted them, expressing the tenant's desire to terminate the lease due to a mold smell in one of the rooms.

I would do 5% (ish) increases year over year until I got to the desired rate. 

The difficulty of owning, keeping, maintaining and having your head above water is why those aforementioned types remain predatory & are fully in front of this.In regards to what you said above, you clearly state your desires.

My thought was to rent it as a mid term rental on Airbnb and vrbo etc because it’s in a desirable residential neighborhood walkable to schools and shopping. 

Your answer would be it depends on a million things.Like the specific property, its condition, location to desirable areas, local STR regulations etc.We would need much more detail to be able to help.

It is located in a desirable area (Pembroke Pines, Fl), that averages rents from $2990-to $3600 depending on amenities.
