In that idea, I would say a property in BK is looked at more often by the Mortgagee increasing the chances of it being revealed.  

I've read numerous posts about what the list criteria should be and what the letter should say as well as keep sending to the same owners every 4 weeks or so.  

My thinking is that buying say a 4/1 SFR jn a great school district will further enhance the rentability of any 3/1 or 4/1 SFR I may purchase in that neighborhood.

HomePath you market a property as being "repaired" and or  "improved" then you say "as is"...

So in your case, I'd say a 2 BR with an office or den.

The law doesn't say a new unit must be installed in 24 hours, or how quickly the existing one has to be repaired - since that's out of the landlord's control.

But let's say a seller says, "oh that, it's really nothing, been that way for a couple years, my Realtor put that in because, technically some moisture comes in under the roof and has caused a stain on the bottom of the roof decking.

So they are not as responsible as, say, a working adult.2.

Just don't buy into the title and put blinders on and accept everything they say as the gospel.
